Parking lot striping and seal coating · Boise and the Treasure Valley

Clean lines. Clean paperwork.

Striping, seal coating, crack fill, ADA stalls and fire lanes for commercial lots across the Treasure Valley. An itemized bid drawn on your site plan, a schedule built around your tenants, photos the day we leave. Forward any of it to the owner as is.

Spring lots get booked in winter. If your budget is being set now, get the number on paper first. Bids come back in business days.

ServicesStriping, sealing, and the details an inspector looks for.

Commercial lots, HOA streets and drive aisles, retail, medical, church and school lots. The lines are the visible part; the layout underneath is what keeps the owner out of trouble.

  • Striping and restriping

Stalls, arrows, stop bars, curbs and stencils. The layout is checked against the plan before the first line goes down.

4 inch lines, two coats on new layout
  • Seal coating

Two coats over clean, crack-filled asphalt. Keeps water and sun out of the pavement and buys years before an overlay.

The lot cures overnight; we book it when your tenants can spare it
  • Crack fill

Cracks cleaned out and filled with hot rubber before the coat goes on, so water stays out through the freeze.

Always before a seal coat, or on its own
  • ADA stalls and access aisles

The right count, the right widths, the hatched aisle, the signs. A lot of 101 to 150 spaces needs five accessible stalls, one of them van accessible.

    2010 ADA Standards, table 208.2
  • Fire lane marking

Red curbs and the Fire Lane, No Parking stencil every 50 feet, the way Boise code asks for it.

Checked against the fire access plan

The ADA count

How many accessible stalls does your lot need?
Accessible stalls5
Van accessible1of those

101 to 150 spaces need 5 accessible stalls, and one of every six accessible stalls is van accessible. From the 2010 ADA Standards, table 208.2 and 208.2.4, for a general lot. Hospitals, rehab and outpatient facilities use their own percentages. We confirm the count on your site plan before we stripe.

How the work goesClean, fill, seal, stripe.

Four passes in order. Each one only works if the one before it was done right, which is why the lines go on last.

What the lot looks like from the side, one pass at a time. A seal coat is about the thickness of a business card per coat, so the thin dark line on top is still drawn thicker than life. The crack fill is black on a real lot; it is drawn lighter here so you can tell it from the coat.

  1. 01
    Clean the lot

Blown and swept down to bare asphalt. Oil spots treated so the coat bonds.

  2. 02
    Fill the cracks

Cleaned out and filled with hot rubber, flush with the surface.

  3. 03
    Seal coat, then dry

Two coats, squeegeed and sprayed. The lot rests overnight while it cures.

  4. 04
    Stripe

Lines go on over the fresh coat, with the ADA and fire lane layout checked against the plan.

Lines onlyA lot that still has good pavement gets a restripe on its own, no seal coat.

What you getPaperwork a manager can forward.

Most of what a property manager does with a vendor is pass things along. Ours arrive ready to send, with nothing to retype and nothing to explain.

The bid. Every line priced and counted, the scope drawn on your site plan on page two, and an accept button so nobody prints anything.

Not in the scope: the planted islands, the plaza and the building.

The ADA count

302 stalls in the lot fall in the 301 to 400 row of the 2010 ADA Standards, table 208.2: 8 accessible stalls, and one in six of those van accessible (208.2.4), so 2. The plan shows 8, 2 of them van. If the site walk counts 300 or fewer, the row drops to 7, with 2 van accessible.

Notes

  1. Quantities are measured from the aerial (about 0.6 m a pixel) and counted from the drawing, then confirmed on the site walk before the bid is final.
  2. Seal coat covers the paved lot inside the curb; restriping covers every stall line and the head lines.
  3. Stalls are drawn at 9 ft. Accessible stalls sit beside the walk to the plaza; van stalls are 11 ft with a 5 ft hatched aisle.
  4. Crack runs do not show at aerial resolution, so the runs drawn are examples; the real runs are marked on the site walk and billed by the linear foot.
  5. Fire lane: red curb along the building drive, FIRE LANE stencil every 50 ft, limits checked against the fire access plan.
  6. Crosswalks where the walk crosses each aisle; arrows in and out at the two street entries.
  7. Work is phased around tenants; each section reopens once it cures.
  8. Aerial: USDA NAIP, public domain (USGS National Map). A sample drawing, not a record of a job; the lot is not a client.
